Appraisal Continuing Education – More Important than Ever!

Appraisal continuing education has changed over the years to address the changes in the appraisal industry.   Appraisers are required to stay current with changes in the guidelines, and most States require appraisal continuing education classes.  Most will agree that appraisal continuing education is more important than ever!

Appraisers, continuing to work hard in this tough market, have a huge responsibility when it comes to establishing a value for real estate involved in an ownership transfer or financing transaction.  Appraisal fees have been reduced, but Appraisers may spend more time than ever in by researching real estate markets and neighborhoods, comparable sales and listings, and adjusting for distressed sales, in order to arrive at a fair value.  Appraisers are stretched to the max, with new guidelines to learn, a rapidly-changing real estate market, and appraisal continuing education to help them stay on top of the changes.

The purpose of an appraisal is to protect the home buyer from paying too much and protect lenders from lending more on a piece of real estate than the property is worth.  However, if an appraiser hedges on the value to build in a buffer of protection for the new home buyer or the mortgage lender, the appraiser runs the risk of continuing and, possibly even fueling, the downward trends in real estate values, which doesn’t help anyone.  For these reasons, the appraiser’s professionalism is more important than ever; real estate appraisers must seek out continuing education and increase their knowledge as much as possible.  Online appraiser continuing education is available online with classes to address the current real estate market and the ever-changing guidelines. 
In May 2009, the Home Valuation Code of Conduct went into effect.  The code disallows direct dealings between the mortgage lender and the appraiser or the real estate broker and the appraiser.  Lenders now turn to middlemen, called, appraisal management companies, to hire the appraiser for each transaction.  The changes within the appraisal industry are not over.  There has never been a more important time for appraisal continuing education.  With heightened responsibility and scrutiny in the current appraisal environment, appraisers may not have time for conventional classroom appraisal continuing education, and thus makes the appeal of online education more appealing, more convenient and more affordable.
