Physical Review
Learning Objective: To understand the elements of the physical review of a property relating to land acquisition.
A. ALTA Survey
ALTA surveys are based on a set of requirements that were developed by the American Land Title Association (ALTA) and the American Congress of Surveying and Mapping (ACSM). For a land purchase, the ALTA survey is based on a legal description that is tied to the title report. It will reference the specific title report being used and will graphically depict all of the Schedule B items on the survey that can be shown. Obviously, a recorded road easement would be shown, but CC&Rs would not, although the ALTA might note the existence of the CC&Rs.
